THE PROJECT OF A LIFETIME
My plan is to find one or more people interested in taking over the property to make it their home.
For those who believe that the coming years will be marked by difficulties in living in cities, this place is ideal for achieving near self-sufficiency thanks to the land, hydraulic or solar energy, biomass, and buildings in which to carry out professional activities.
DESCRIPTION :
- The estate covers a total of 12 hectares
- The house has 400m² of living space spread over two floors. It has 14 rooms, including six bedrooms.
- It is a stone building rebuilt in 1772 on the banks of a millstream that once fed an old mill. The slate roof was renovated in the 1990s. The roof structure is made of oak. The attic is convertible and partially insulated at floor level.
- The current heating system is wood/fuel oil with radiators in 8 rooms. 6 fireplaces are usable.
- The electricity supply is via underground cable, three-phases 240/400V.
- Fiber optic internet.
- Very good 4G coverage.
- Municipal water supply.
- Sewage system needs to be brought up to standard.
- Outbuildings with a total floor area of 1,200m² can be used for any kind of activities.
- Water intake for the mill: needs to be brought up to environmental standards and renovated quickly. This is an important point and requires significant funding.

REQUIRED BUDGET :
The residential property and various structures require improvement and compliance work. The minimum estimated budget is €600,000, including the purchase price and the work.
The drainage work will be carried out during the first year. Significant work on the sluice gates will also need to be done quickly (reinforcement of the abutments and installation of a fish passage).
All equipment necessary for maintenance can be left in place (tractor, tools, materials in stock) as well as the main furniture in the house.
REQUIRED PROFILE :
Couples (two households are possible) seeking a life in the countryside and with a strong determination to develop an exceptional place while respecting its history and architecture.
Minimal knowledge of green space maintenance, gardening, or market gardening is required, as well as knowledge of tool and building maintenance/repair (masonry, roofing, carpentry, electricity, etc.).
Investors, real estate developers, and neo-ruralists will be excluded from the project.
Moreover , it is important to know that I would like to stay in the estate at least for a few more years, retaining the right to use a few rooms in the main house or an outbuilding that can be converted into living quarters. Every kind of arrangment is possible.
